Gardner Deed Filings Show Wide Price Gap as Most Sales Prices Go Undisclosed
Worcester County Registry of Deeds records show 12 Gardner property transfers between July 31 and Aug. 4, but only two disclosed a sale price: $330,000 for a property sold by Sergio and Maribel Gomez to Digital Federal Credit Union on Aug. 4, and $200,000 for 63 Walnut St., transferred from the Walnut Heritage House Trust to Specialized Trust Co. on Aug. 3. The median of those two disclosed prices was $265,000. The other 10 deeds, including two Wells Fargo-to-Freedom Mortgage transfers and an estate conveyance, did not list a price. With price data available for only two of 12 transactions, the recorded deed count is the clearest measure of the period's activity.
