Worcester County Registry of Deeds records show 12 Gardner property transfers between July 31 and Aug. 4, but only two had a sale price recorded: $330,000 for a property sold by Sergio and Maribel Gomez to Digital Federal Credit Union on Aug. 4, and $200,000 for 63 Walnut St., transferred from the Walnut Heritage House Trust to Specialized Trust Co. on Aug. 3. The median of those two recorded prices was $265,000. The other 10 deeds, including two Wells Fargo-to-Freedom Mortgage transfers and an estate conveyance, did not list a price. With price data available for only two of 12 transactions, the recorded deed count is the clearest measure of the period's activity.
