Gardner Zoning Board Approves Walmart Fueling Station Special Permit on Tiffany Boulevard

GARDNER — December 16, 2025 — Gardner's Zoning Board of Appeals unanimously approved a special permit for a Walmart fueling station at 677 Tiffany Boulevard at its December 16 meeting. Civil engineer Conor Andis of Polar Engineering presented the application on behalf of Walmart Real Estate Business Trust, describing a 1,618-square-foot convenience store, 16 fueling positions across eight multi-product dispensers, and three underground storage tanks totaling 50,000 gallons of capacity. Acting Chairman Richard Hanks noted the board's role was limited to the special permit for fuel sales, with traffic and site-plan questions reserved for the Planning Board, which continued the project to January for definitive review. The board also voted unanimously to continue a separate application from Suresh Patil and Nanda Patil, seeking to restore a three-family use at 69 Oak Street, after members told the applicant he must submit a professional parking plan showing six compliant spaces before the permit can be granted — a property vacant since approximately 2014 and stripped of its nonconforming protection under city ordinance.
